Scale model of a self-service car wash on a site plan

First steps

How to open a self-service car wash

Land, location and permits. Plan your first decisions before building a touchless car wash with Polish manufacturer TIXE.

From an idea to your own car wash, without guesswork or unnecessary risk.

Thinking about diversifying your income by opening a car wash, but unsure where to start? Here you will find general principles and practical guidance on choosing a location, preparing the plot and arranging the formalities needed for the investment.

Every situation is different. If you have questions, speak to the designers in the TIXE investment department. Together we can turn an initial idea into the foundations of a self-service car wash project.

Choosing a plot. The foundation of the whole project.

A self-service car wash needs an attractive location with sufficient potential demand. If you already have a plot but are unsure whether demand can support your business plan, contact a TIXE sales manager. We will examine traffic and local conditions to assess the project’s potential.

  • Customers and access

Surroundings, competition, visibility and convenient access. Local traffic and nearby businesses and fleets also matter.

  • Utilities and development options

Water, power, wastewater disposal, underground services and building lines. Missing connections require a review of the alternatives available at the location.

  • Car wash layout

Wash bays, circulation, queue space and vacuum area. Plot size is only part of the assessment; its shape and width matter too.

How to assess a plot

Plot width. A starting point for the design.

Selected TIXE drive-through layouts
18,5 m
Selected TIXE non-through layouts
15,5 m

These indicative widths help assess selected configurations; they are not universal minimums for every car wash. The design must consider access, boundaries, utilities, building lines and local requirements.

Check access from the public road, permission for the intended commercial use and enough space for a convenient layout. Underground utilities and the building line along the road can significantly reduce the usable area.

An ideal plot has all utility connections. A lack of mains water, sewerage or gas does not automatically rule out the investment, but alternatives, costs and the required approvals must be assessed.

A sound agreement and straightforward formalities.

Buying or leasing land

A car wash can be built on owned or leased land. Before signing, check development rights, road access, utilities and lease termination terms. Purchase or lease conditions should reflect the feasibility of the project. A long-term lease, often considered for 10–20 years, must fit the business plan.

Planning and required approvals

We check the plot’s permitted use under the Polish local development plan. Where no plan exists, we assess the possibility of obtaining a zoning decision under the municipality’s current planning framework. With the designer, we define the documentation, approvals and decisions required, including water and wastewater matters.

Required approvals and notifications must be in place before work starts. After construction, completion records are assembled and the occupancy procedure applicable to the site is followed. Permit timelines are assessed individually.

Support from TIXE designers

The application and documentation should accurately describe the planned investment. TIXE designers help gather technical information and prepare material for the lead designer. Specialist approvals and administrative decisions depend on local conditions and the plot.

After signing a TIXE car wash supply contract, we prepare the design at no additional charge within the agreed scope. It requires adaptation by a local designer. In other cases, a deposit is charged and settled when the contract is carried out.

Launching the business. From groundwork to the first wash.

Site preparation includes levelling, utility connections and underground services, flooring and internal circulation. TIXE prefabricated flooring moves important work into the factory and helps organise touchless car wash construction.

Once groundwork and service installation are complete, the prefabricated technical container and car wash structure are installed. With utilities connected and operational, TIXE technicians configure the technology and prepare the site for operation.

Documents before opening

Completion documentation may include the technical design, as-built survey, utility connection acceptance records and the site manager’s statement, as applicable to the project. The designer and site manager establish the required documents and the appropriate completion or occupancy procedure.

FAQ

Investor questions.

Do I need a plot to get started?

No. You can indicate a town or area under consideration. We help define site selection criteria and the information needed for further analysis.

Is every commercial plot suitable for a car wash?

Not always. Planning rules, access, dimensions, utilities and wastewater arrangements must be checked. Suitability depends on an assessment of the specific property.

Is the car wash design free?

Yes, for customers who have signed a car wash supply contract, within the agreed scope. Local adaptation and required approvals are arranged separately.
